Selling a home is about more than putting a sign in the yard and waiting for an offer.

Before your home hits the market, there may be repairs, updates, cleaning, landscaping, staging, or larger renovations worth considering. The challenge for homeowners is knowing what actually matters and where to spend money without over improving the property.

As a Kirkland real estate agent, I help homeowners look at the entire picture before deciding how to prepare a home for sale. The goal is not simply to make a house look better. It is to make thoughtful improvements that can help position the property for the market while keeping the seller’s time, budget, and goals in mind.

Start With the Home’s Current Condition

The first step should be understanding what you are working with.

A pre listing evaluation can identify areas that may need attention before the home goes on the market. That might include anything from smaller handyman repairs and painting to flooring, landscaping, a dated kitchen, or larger maintenance items.

Instead of automatically renovating everything, I recommend looking at the property through the eyes of a potential buyer.

Ask:

  • What will buyers notice immediately?

  • Are there repairs that could become negotiation points?

  • Which dated areas are likely to affect buyer perception?

  • What improvements could make the biggest difference?

  • Are there projects that are unlikely to provide enough return to justify the cost?

The answers will be different for every home.

Not Every Renovation Is Worth Doing

One of the biggest mistakes sellers can make is assuming that every improvement will automatically increase their profit.

A $50,000 renovation does not necessarily mean your home will sell for $50,000 more.

That is why I like to look at the potential as is value of a property alongside its potential value after targeted improvements. My Concierge Service process includes a property condition report and a review of comparable sales to help evaluate what may be possible with the right updates.

From there, homeowners can review different renovation options rather than committing to a one size fits all plan.

Common Pre Listing Improvements

Depending on the home, preparation can range from relatively simple updates to more substantial renovations.

List Ready Improvements

Sometimes a home does not need a major remodel. It simply needs to feel clean, cared for, and ready for buyers.

Common preparation items include:

  • Handyman repairs

  • Interior painting

  • Decluttering

  • Deep cleaning

  • Landscaping

  • Staging

These smaller improvements can help create a stronger first impression without completely changing the home.

Refreshes

Some homes benefit from targeted cosmetic updates rather than a full renovation.

Examples include:

  • Replacing countertops

  • Refinishing cabinets

  • Updating flooring

  • Improving landscaping

  • Replacing outdated windows

These types of projects can refresh the look and feel of a home while addressing features buyers may notice during showings.

Larger Renovations

Other properties may justify more extensive work.

Depending on the property and market position, that could include:

  • Kitchen remodeling

  • Bathroom remodeling

  • Basement refinishing

  • Adding a bathroom

  • Roof replacement

The important part is determining whether the project makes sense for that specific home and its likely buyers.

What About Staging?

Staging can help buyers visualize how a home could work for them.

For sellers, it can also help create a more polished presentation across listing photography, online marketing, and in person showings.

As part of my Concierge Service, professional staging and photography are included.

That means homeowners do not have to figure out every part of preparing the property on their own.

What If You Don't Have the Money Up Front?

This is one of the biggest challenges homeowners face when preparing to sell.

You may know the kitchen needs updating. You may need to replace flooring. The home may need repairs before it is ready for the market.

But what happens if you do not want to put tens of thousands of dollars into a property before it sells?

My Concierge Service is designed around a Fix Now, Pay at Closing model. Eligible preparation and renovation work can be completed before the home sells, with payment deferred until closing. The program materials state that there are no upfront costs and no interest charges.

The service can also help with certain transition expenses, including moving, storage, temporary housing, and other costs associated with getting from one home to the next. For homeowners who have equity in their property but do not want to spend cash upfront, this can provide another option to consider.

You Don't Have to Manage the Contractors Yourself

Preparing a home for sale can quickly become a second job.

You have contractors to coordinate, projects to monitor, decisions to make, and deadlines to keep track of. If you are also trying to pack, move, or purchase another home, the process can become overwhelming.

With the Concierge Service, the project is managed from start to finish, including local contractors, renovation work, cleaning, staging, and photography. The service also provides weekly photo and video updates so homeowners can follow the progress without constantly visiting the property.

The goal is simple: take as much of the project management off the homeowner’s plate as possible.

What Could This Look Like?

The results can vary significantly depending on the property, improvements, and market.

One example from the Concierge program involved a Kirkland property with an as is value of $699,000, repair costs of $325,811, and a reported sale price of $1.4 million. The materials report $375,189 in additional owner profit after the repair costs.

Another Kirkland example shows an as is value of $950,000, repair costs of $198,140, a reported sale price of $1.7 million, and $551,860 in additional owner profit.

These examples are not guarantees for every home. They illustrate why it can be useful to evaluate the potential numbers before deciding whether renovations make sense.

Preparing Your Home for Sale in Kirkland or Redmond

Every property has a different starting point.

A home in Kirkland may require a completely different strategy than a home in Redmond, Bellevue, Sammamish, Bothell, or another Eastside community.

The right preparation strategy depends on factors such as:

  • Current condition

  • Comparable homes

  • Buyer expectations

  • Location

  • Existing features

  • Potential sale price

  • Renovation costs

  • Timing

  • Your personal goals

That is why I prefer to start with the numbers and the property itself rather than recommending a standard checklist for every seller.

Thinking About Selling?

If you're considering selling your Kirkland or Eastside home, let's talk before you start spending money on renovations.

I can help you look at your home's current position, identify improvements worth considering, and determine which projects may make sense before going to market.

And if your home needs more than a few cosmetic updates, my Concierge Service may provide a way to complete the work now and pay at closing.
